KUALA LUMPUR - Enra Group Bhd said its wholly-owned subsidiary, Hampton Homes Sdn Bhd, has signed two unincorporated joint venture agreements (UJVA) with Entire Role Sdn Bhd to develop 144 medium-cost double-storey terrace houses in Taman Teratai, Kulai, with an estimated gross development value (GDV) of RM101.26 million.
The first JV will cover two phases with 94 terrace houses on a 12,267 square metre plot.
The second JV involves 50 terrace houses in a third phase on 9,625 square metres of land.
Enra’s filing with Bursa Malaysia shows the estimated gross development cost is RM76.06 million, including the land cost.
Hampton Homes, as the developer, will construct the houses and pay Entire Role RM21.6 million plus 50% of the JV’s net distributable profits after tax under a profit-sharing arrangement.
The JV allows Enra to develop the land without paying the full cost upfront, reducing capital outlay while sharing the project’s potential profits.
The group said it will also use its existing landbank and development expertise to improve profitability and speed up project delivery.
“The collaboration also supports the strategic expansion of the group’s land portfolio and strengthens its position in the property sector, creating potential long-term value for shareholders,” the statement said.
Enra said the start and completion dates are yet to be confirmed as the development plan is still pending approval from the relevant authorities.
“Barring any unforeseen circumstances, the Proposed joint venture is expected to commence in the first quarter of 2026 and each phase is to be implemented over a 36-month period respectively,” it said.
According to The Department of Statistics Malaysia, construction projects in Malaysia, particularly in the residential and mixed-use sector, are expected to generate jobs in a sector heavily reliant on migrant workers, who make up more than half of the country’s construction workforce.
The industry involved about 698,407 foreign workers as of late 2024, highlighting the role of migrant labour in supporting large-scale developments.
